Alexandra Kovacs, what makes Lake unique as a business multi-tenant?
From the outside, Lake boasts incomparable architecture at very first sight. Its red façade and location on the lake ensure recognition and a unique identity. And as soon as you step inside, another highlight quickly becomes apparent: The atrium, which extends over four floors, not only offers an immense sense of space, but is also the heart of the campus infrastructure. Combined with its spectacular views and impressions, I don’t think I have ever seen such a perfect elaboration. And Lake is being developed as a ‘future-proof’ business campus with a wide range of high-quality services, such as the in-house conference and co-working zones, the unique culinary concept and the breathtaking roof terrace.
What will be your favourite place in Lake?
Its direct proximity to the lake and panoramic views of the city, the water and the mountains are both soothing and fascinating. You can actually feel the constant interaction between inside and outside. The roof terrace and the business co-working café overlooking the lake on the second floor are likely to be particularly strong attractions and favourite places.
How does the high quality manifest itself and what distinguishes the premises?
Lake is firmly committed to providing high quality in all areas and therefore also in planning, execution and operation. Future office users expect the highest standards, sustainability certificates (including Minergie and LEED Platinum certification) and a high quality of space and use. Thanks to the materials, furnishings and biophilic design concept, the campus common areas with their versatile functions will generate a unique feel-good atmosphere. Each area was very carefully designed, so I am convinced that the planned uses for the campus will also be appreciated and exploited by the tenants.

Which tenants are the perfect match for Lake?
We expect the combination of an exclusive location and the high level of well-being to attract companies to use Lake as their Swiss or international headquarters and thus sign long-term leases. High sustainability standards and an excellent corporate image will also be part of the selection criteria used by the landlord. It remains to be seen whether the future tenants will come from the financial, service, IT or other sectors. Post-covid demand for top office properties shows a broad(er) range of industries, with new industries now taking up residence in city centres. In any case, we would like tenants who benefit from the use of the campus and see added value for their own company in the usage concept.
What distinguishes the spaces and diverse uses in Lake?
Part of the vision is for the shared facilities to enable business connections between tenants. The architecture is designed to facilitate encounters between teams both within and outside the company, which in turn promotes innovation. There is also a financial benefit for tenants: Facilities can be rented for occasional use only and do not need to be stored in the company’s own space. This is another aspect that promotes sustainability, as unused space makes no sense financially or ecologically.
What does a business campus need today in order to meet both the current and future needs and trends of the working world?
Well-being has clearly become more important: a healthy working environment (in terms of materials, air quality, biophilia concept, daylight, and so on) in combination with other ‘feel-good’ factors such as outdoor space quality and opportunities for physical activity or rejuvenation. All of these are aspects that are becoming increasingly important in site evaluations. Multifunctional layouts with versatile zoning options as well as spaces that encourage communication with one another have become increasingly relevant. In this regard, we are seeing a strong move towards fluidity, towards so-called ‘responsive workspaces’ that deliberately blur borders.
